		<description>Overall there are lot of misconceptions involved with mortgage especially bad credit mortgage. People with bad credit often fall for creditors that aren&#039;t worthy enough. 
My sister experienced the same, for her the lender was a messiah before she realized the high interest rate they are churning out of her.</description>

Very timely post.  You really should be working with us -- you would have never gotten a 35% down requirement on a hotel deal utilizing the 504 -- with us (it only lessens the debenture amount in those cases anyway, so the borrower suffers and the bank is no better off -- maybe worse off when the borrower has increased cash-flow constraints).  Contact us offline and we&#039;ll help you out.  

By the way, commercial real estate loans from $200,000 to $10MM (even slightly more in some cases) can be done with 504s.  The only reason you see so many commercial property deals done with 7(a)s under $2MM in project size is because the 7(a) has a $2MM cap and bankers make more promoting that program for smaller loans -- to the detriment of 504s, even though 504s are always a better deal for small business owners purchasing their commercial property.
